I have a 3-bedroom house and I rent out one of the rooms for extra income. I have also invested several thousand dollars in home improvement last year, much of it on repairs to the extra bathroom used by the roommate-tenant.
Does anyone know the rules on reporting the rent obtained from the roommate, and also the deductions I would be allowed on the improvements because of this partial rental space in the house?

Los Angeles is considering if they should make it a law that any home improvement center over 100,000 sq ft will have to build a shelter with air conditcioning and rest rooms for the illegal aliens to hang out looking for work. Home improvement contract had list of desired improvements. One was never completed and now we have problems with a window they put in less than one year ago due in part to faulta installation. Window manuf. is bankrupt and contractor will not replace. So one of the items they were supposed to do they did not. So does that constitute breach of contract and if so will that breach allow me to ignore the arbitration agreement on that contract and use small claims instead?

The property is financed through a private party, not a bank or mortgage co. Can you get a home equity loan to fix it up? Or a home improvement loan? even though there is a lien on the property?

I just got a job canvassing neighborhoods getting leads from people who agree to get a free estimate on their home improvement. Since part of my pay is by commission, I need to get as many people to get this free estimate as possible.
